Commissioners examined proposed standards for the Gateway Industrial Design District, focusing on motor-vehicle uses and signage.
Curt Bosco reviewed existing carwash rules and presented a binder of current carwash regulations; the commission asked the Town Planner to incorporate the practical standards from that research into the draft Regulations and to refine the commercial-carwash and gasoline/fuel-sales definitions. The Town Attorney was asked to trim confusing or redundant wording that might create enforcement problems.
Members also discussed the definition of a 'distribution center' versus a 'warehouse' and agreed the two uses should be distinguished in the regulations because distribution centers typically involve short-term receipt and redistribution while warehouses imply longer-term storage. On vehicle signs (parking vehicles used primarily for advertising), the commission asked the attorney to simplify and clarify the draft so such vehicles are presumptively prohibited when they function as static advertising rather than active business equipment.
The Gateway discussion also covered whether to allow dealerships and carwashes in the district and how to screen industrial uses from adjacent residential areas; the commission asked staff to fold researched standards into the draft and return with revised language.
