The subdivision, filed by applicant Kieran Strong and described by engineer Keith Stoudahar of Cronin Engineering, would keep the existing residence on Lot 1 and allow construction of a new single‑family home on Lot 2 on a roughly 4.05‑acre parcel in the R‑2 zoning district. "We got that. We got the map signed and submitted it last week," Stoudahar said, describing the DEC jurisdictional determination and recent map filing.
A planning‑staff draft resolution summarized the project’s environmental review, mapped wetlands and delineations, and listed 11 conditions that must be satisfied before signing the subdivision plat. Conditions include a town engineer review of the existing septic on Lot 1, a highway‑department driveway opening permit, construction monitoring/erosion control escrow and a $5,000 erosion‑control bond, plan revisions and consultant reports, and payment of any required recreation fee based on the town schedule. Planner Todd noted the planning board had previously granted sketch‑plan approval on May 11, 2026.
Board members moved and seconded the resolution and voted in favor; the board recorded the adoption and required the applicant to submit the listed items for final signature. The board’s motion also memorialized that the proposed action was determined to be an unlisted action under SEQRA and would not have significant adverse environmental impacts, per the draft negative declaration.
Next steps for the applicant include satisfying the resolution’s 11 conditions, providing final signed and sealed plans where required, and submitting copies of required permits and consultant reports for the board chair’s signature on the final plat.
