The Putnam Valley Planning Board voted June 8 to adopt a draft resolution approving a site development plan, wetland permit and major‑grading permit for property at 14 Cranberry Pond Road (Tax map 72.2‑1‑19; File 2025‑0022).
Engineer Pat Castaville of Steven A. Costa Associates told the board the project proposes replacing an existing pool with an infinity‑edge concrete pool, adding a pavilion and a basketball area, and replacing the modular retaining walls with permanent walls and stone. "We're looking to replace the pool with the... infinity edge pool and redo the patio," Castaville said, describing the site work and mitigation measures.
Planner Todd summarized the board’s draft resolution dated June 8, 2026, which lists 11 conditions before final approval. Those include an escrow deposit, a construction and monitoring fee of $3,500, a $5,000 erosion‑control bond, a plan note that pool water shall not directly discharge into wetlands, a landscape screening plan, a final wetland mitigation planting plan provided to the building inspector, signed and sealed architectural plans by a New York State‑licensed professional, satisfaction of any town‑engineer or consultant comments, and submission of final engineering reports.
Board members moved, seconded and approved the resolution. The board recorded that the planning board previously granted sketch‑plan approval on May 11, 2026. The applicant must satisfy all conditions and submit eight copies of the final site plan for signature once those conditions are met.
