The Putnam Valley Planning Board on June 8 approved a special‑use permit for a martial‑arts training facility proposed at Suite 6A, 17 Pisco Hollow Road (CC1 zoning; File 2026‑0007). Planner Todd presented a draft resolution that lists five conditions to be satisfied before final plan signature, including supplementing escrow if needed, addressing written comments from the town engineer and environmental planning consultant, submitting revised development plans for review, and providing final consultant reports.
Todd told the board the applicant documented that wastewater flow and parking requirements would not increase with the proposed use, and that there is no exterior building change or site disturbance. A board member noted the space had previously been used for exercise or dance. The board also clarified that the maximum sign area for the site is 12 square feet. After a brief public hearing with no public comment, the board moved, seconded and approved the resolution with the stated conditions.
The applicant will return with any needed plan revisions and consultant reports for final approval and signature by the planning board chairman.
