At a glance: commission approves 60‑unit Main Street project, FEMA house elevation, ADU legalization and zoning amendments

The Stratford Zoning Commission completed a number of noncontroversial approvals at its June 24 meeting.

- 2590 Main Street: Approved 5–0. (See separate article.)

- 105 Washington Parkway: Owner Joseph Sansone received coastal site plan approval to elevate a century‑old house to FEMA standards (the petitioner said the elevation brings the lowest supporting member to about 16.125 feet); state agency comments were received on short notice and were reported as consistent with the plan. The commission voted in favor of the elevation to permit the applicant to pursue FEMA funding.

- 135 Tanglewood Road (ADU): The commission granted an administrative approval to legalize an in‑law apartment damaged by fire; staff said the unit complies with zoning.

- Multiple zoning text amendments: Planning staff proposed and the commission adopted a package of amendments that implement transit‑oriented community (TOC) provisions, define summary review for 2–9 unit infill in the TOC bubble, add definitions for complementary/shared parking and related clarifications, and require coordination with historic and wetlands reviews for certain summary review projects. The commission approved the package with several clarifying additions and conditions.

Votes: The approvals were recorded in the meeting minutes as unanimous where noted by staff and the chair. The commission scheduled follow‑up conditions where required (e.g., DCIA calculations, workforce‑housing plans).
