The Seaside Planning Commission on June 24 approved a master sign program allowing three large wall signs for Mitier Grocery at 1000 Broadway.
Assistant planner Mitchell Wexler told the commission the proposed wall signs are each 73.8 square feet, for a total of 221.4 square feet, exceeding the 150 square‑foot area normally allowed by code and therefore requiring a master sign program. "The proposed wall signs are all 73.8 square ft in size leading to a total of 221.4 square ft," Wexler said during the staff presentation.
Wexler and commissioners noted the property was previously served by a nonconforming freestanding sign that was removed during the store's remodel; the three wall signs are intended to provide visibility on the building's three street frontages. Staff recommended approval because most of the proposed signage replaces existing signage and the project is categorically exempt from the California Environmental Quality Act.
Commissioners asked whether signs were already installed; staff confirmed two of the three signs were mounted at the time of the hearing and the third remained to be placed. After brief discussion, a commissioner moved to approve MSP‑2026‑002. The motion passed unanimously; all present commissioners voted in favor. Chair Silva reminded the public that appeals must be filed in writing within seven calendar days.
The permit approval records the city’s finding that the master sign program and conditions submitted with the application meet the city's design and public‑safety requirements; project plans and conditions will become the basis for any enforcement or appeals.
