Surveyor tells Coffee County commission he will seek to restore minor subdivisions in A1 agricultural zone

Nicholas Northcut, owner of Northcut Surveying, used the public‑comment period at the June 23 Coffee County Planning Commission meeting to announce his intent to file an application next month to allow minor subdivisions in A1 agricultural zones.

Northcut told commissioners he seeks to allow "minor divisions" of four lots or fewer on suitable land in A1 without the current need for a special‑question variance, saying the change would restore prior bulk regulations and provide property‑owners greater flexibility. "What I'm going to seek permission to do is to go back to the bulk regs that were prior to the amendments and allow for four lot divisions on attractive land," he said.

Commission members and staff clarified the process: any change would require an application to the zoning office, a planning commission recommendation and action by the county legislative body. A staff member reminded the public and commissioners that planning commissioners must avoid one‑on‑one zoning discussions outside meetings.

Next steps: Northcut said he will submit an application to appear at the next planning commission meeting to request the code amendment; the commission did not take formal action on the comment at this meeting.
