NAMPA — The Nampa Planning and Zoning Commission on June 23 recommended approval of a short plat that will subdivide a 2.95‑acre industrial parcel at 805 Park Center Way to create a 0.84‑acre lot for potential future industrial construction.
Applicant representative Jared Walgrren of JGT Architecture told the commission the request is to convert an undeveloped portion of an existing industrial lot into its own parcel ‘‘just for future flexibility.’’ "We're just going to convert that undeveloped portion into its own lot," Walgrren said, adding there were no immediate plans to develop but the owner sought the option.
Terry Friend, associate planner for the city, reviewed staff analysis and concluded the short plat complies with Industrial Park (IP) zoning and the city’s development standards subject to standard conditions. Engineering reviewers flagged the absence of a recorded easement for a hydrant lateral that extends from the street into the parking area; staff listed establishing that easement among the recommended conditions of approval. No members of the public signed up to speak.
Commissioners moved to recommend approval with the conditions contained in the staff report. The motion passed on a roll call. The recommendation will be forwarded to the council or processed according to administrative steps required for short plats and recordation.
