The Shapleigh Planning Board reviewed a minor subdivision amendment for Tattlebrook Farms and set a site walk and public hearing to complete technical review.
Wyatt Page of Edder Engineering (self-identified) presented the amendment, which would split an existing front 6-acre lot into two ~3-acre lots to create a new Lot 4 that would share the existing driveway and stormwater infrastructure. Applicant representatives said the change does not convert the project into a major subdivision and that previous stormwater calculations (Kenneth Wood, P.E.) still apply; the presenters provided updated existing-conditions sheets dated April 30, 2026.
Board requests and next steps: the board asked the applicant to supply a legal opinion confirming that a lot straddling a private way complies with Maine subdivision rules, to provide final plan copies with setback and test-pit notations, and to submit monumentation prior to final approval. Members also requested a set of previously approved stormwater plans for the file. A site-walk was scheduled (5:00 p.m.) and the board set a public hearing for the amendment at the July 14 meeting (public hearing at 6:30 p.m., regular meeting at 7 p.m.).
