The Yerington Planning Commission voted unanimously on May 27, 2026 to approve a Reversion to Acreage application submitted by surveyor Greg Chico on behalf of YMV Development LLC for two parcels identified as Assessor's Parcel Numbers 001-311-02 and 001-491-08, and recommended the matter to the Yerington City Council for final approval. Interim City Manager Jerry Bryant told the commission the item was scheduled for the City Council meeting on June 8, 2026.
The application packet in the commission record includes a completed City form (PW-64) and an 11-by-17 survey/plat set prepared by Chico Land Surveys, closure calculations showing about 126,682.16 square feet (roughly 2.91 acres), a Stewart Title preliminary title report (File No. 2904320), owner and applicant notarized certificates, and a mailed-notice list for adjacent property owners. The Stewart Title report identifies recorded easements and exceptions, including rights-of-way for Main Street and Bell Street, a Walker River Irrigation District right-of-way, telephone company easements, and a recorded "Easement Agreement and Deed" (Instrument No. 595653) affecting Parcel 2.
During the commission discussion, Mr. Chico confirmed the owners do not intend to build over existing easements, stating that the easements will remain in place. President Steve Douglas explained to owner Vincent Arrighi that, if finalized, the action will reduce two lots to a single lot and said the owners "are giving up a sellable property" by accepting the reversion as described in the application.
Commissioner Micah Triplett made the motion to approve the reversion of acreage for APNs 001-311-02 and 001-491-08 as submitted; the motion was seconded by Commissioner Bull and carried unanimously. The May 27 minutes record no public comments on the item. The packet also includes a Lyon County certification (Sandy Shipley) that property taxes for the two parcels were paid (listed amounts of $791.07 and $350.00 in the title report) and a checklist of required submittals, including utility abandonment statements and the $1,000 application fee.
Next steps: because this was a recommendation, the City Council must review and take final action. The commission minutes note the item was placed on the City Council agenda for June 8, 2026; the council's decision and any changes to the proposed plat or conditions will determine whether the reversion becomes effective.
