Ken Murphy, designer for Centerpoint Design, told the Zoning Board that the applicants at 27 Bayview Road intend to convert an existing front deck footprint into an enclosed bathroom within the same envelope and that revised building plans eliminate a proposed exterior stair. Town staff noted a condominium signoff from the adjoining unit was not yet received.
Neighbor Sharon Hamilton told the board she lives in the adjoining unit and asked the town to require ‘‘appropriate engineering documentation, including an evaluation by a licensed professional engineer to determine whether the existing structure can safely support the proposed addition.’’ She said her primary concern was that construction not damage the shared foundation, common walls or roof.
Board members discussed options including requiring an engineer before work begins or relying on a post‑construction structural certification. Several members said they would be more comfortable seeing a final revised plot/site plan and some form of engineering assurance. Given that a revised plan was handed in during the meeting but details and condo signoffs remained unresolved, the board voted to continue the application to July 27 to allow review by staff and receipt of the documentation requested by the neighbor.
The board directed applicants to provide a plot/plan satisfactory to Mister Foley (staff) and to coordinate with the building commissioner and the town’s review process; the continued hearing gives staff time to verify whether the condominium documents, revised plans and any required engineering certification satisfy the neighbor’s concerns.
