Southampton voters on June 20 approved using Community Preservation Act funds to acquire a conservation restriction on approximately 75 acres at 37 Middle Road, a parcel associated with Triplebrook Farm.
Proponents said the conservation restriction purchase price was appraised at $389,000 and that the article request—$428,800 with $424,800 to be transferred from CPA undesignated funds—covers the CR plus survey, legal and closing costs. Mark Kassis (speaking as a CPA/Open Space representative) and other committee members said the CR will protect sensitive upland areas, allow continued farming, and include public‑access provisions when required by land‑grant conditions.
The presenters said the original plan anticipated grants from state land programs and Mass Audubon; in the event that those funds fall short, the town would acquire the CR now to secure protection of the most sensitive eastern parcel. Supporters said the parcel is largely upland with a small swampy portion excluded from the restriction and that the appraisal assumed three potential buildable lots in valuation.
Residents asked how the land would be maintained and whether the town would take fee interest. Officials said the town would acquire less‑than‑fee interest (a perpetual conservation restriction), the property would remain privately owned and on the tax rolls, and volunteers such as the local Trail Blazers group have historically assisted with trail maintenance.
The motion passed by a large majority. The select board and Conservation Commission are authorized to accept grant funds, execute documents, and finalize the conservation restriction consistent with Article 8’s terms.
