Chair Bill Farren told resident and applicant Justin Hills on Feb. 3 that a proposed land swap at Musquash Acres will require a formal revision of the subdivision site plan before the change can be recorded.
Hills said a house on Map 7, Lot 23‑B‑5 at 36 Musquash Rd. was built too close to the property line. He described a negotiated swap with the abutter Midcoast Conservancy in which he would convey twice the square footage he would receive and brought a letter from Midcoast Conservancy plus a large‑scale site plan showing the proposed boundary adjustment.
The board cited the town Subdivision Ordinance, sections 8.3(D) and 9, and told Hills that the alteration is a revision to an approved subdivision plan. Chair Bill Farren said the revised plan must be resubmitted to the Planning Board for sign‑off and then recorded at the Lincoln County Registry of Deeds to make the transfer official. The board suggested Hills contact McConnell & Associates of Wiscasset, the firm that prepared the 2022 Musquash Acres plan, to see if the original plan can be edited.
Hills said he will return to the Planning Board when a revised Musquash Acres subdivision site plan is ready to be reviewed and signed. No formal vote was taken on the proposal at this meeting; the next step is submission of a revised site plan and recordation of the change per town ordinance.
