The Smyrna Board of Zoning Appeals approved a special exception at its June 2026 meeting to allow contract construction services, consumer repair services and general business services at 107, 109 and 111 Industrial Road, an I2-zoned property.
Mitch, a town planning staff member, told the board the application arose after a business at the site applied for a town business license, which revealed multiple tenants already operating on site. Staff said the lot currently hosts low-visitor tenants — for example HVAC technicians, painters and general contractors — that primarily use the site for offices and storage, and that the requested uses are listed as allowable special exceptions in the I2 district.
Staff reviewed relevant zoning criteria and told the board the site could meet parking, utilities, signage and screening requirements and that the proposed uses "should not negatively affect the health, safety and welfare of the public." Mitch also noted a planning commission–approved site plan for an additional building on the property that, if constructed, would make three total buildings on the site.
No members of the public spoke during the hearing. A board member moved to approve the special exception "per staff comments," a second was made, and the board approved the request by voice vote; the transcript contains no roll-call tally.
Next steps: the approval allows qualifying tenants to legally occupy the site under the special-exception conditions and requires any necessary permits or sign approvals to be processed through the town's permitting channels.
