The Saratoga Springs Planning Board on a unanimous vote reapproved the two‑lot subdivision at 182 Excelsior, restoring an approval that lapsed after paperwork was not filed within the one‑year signature window.
Chair Mark Pingle opened the item and the applicant’s representative said the project would not change from the subdivision approved in March 2024. “It came out really, really well,” the attorney said, describing the earlier work to relocate and convert the historic house and carriage house and to build an apartment project behind them. The board confirmed the city’s prior environmental review applies and that the current application is the same project.
Board members asked staff whether any litigation was pending; staff said none was known. After brief discussion the board closed the public hearing (no public speakers came forward) and moved to approve the subdivision. The motion carried unanimously.
The board noted the project’s historic‑preservation elements as a community benefit and recorded conditions and findings required by staff in the file. The approval restores the applicant’s ability to record the subdivision map and proceed with unit sales and the apartment occupancy that the applicant said is already under way.
The next procedural step for the applicant is to record the reapproved plat with the county.
