Mountainaire HOA limits violation enforcement to trash-can storage after VIS inspection

The Mountainaire Homeowners Association Board reviewed a VIS inspection report listing 72 violations during its May 22 meeting and narrowed enforcement to a single category: trash‑can storage.

The board unanimously agreed not to take enforcement action on violations related to lawns, weeds, moss or paint fading at this time. The minutes say the photos in the VIS report were appreciated, but the board concluded that many items did not warrant letters now. Instead the board authorized VIS to send letters only for violations involving trash cans not being properly stored.

Board members noted the neighborhood is approaching 10 years in age and agreed to revisit reminding homeowners to plan for repainting in a future meeting. They also discussed moss on roofs as a longer-term concern. Channing suggested reducing the volume of photographed violations by instructing VIS to document only lawns that are clearly overgrown in the majority and appear uncared-for for several weeks, rather than photographing marginal or short-term lapses.

Implementation: VIS will be authorized to send trash-can-storage violation letters; other categories will not be sent letters at this time. The board asked for future discussion on repaint outreach and possible moss-related notices.
