Variance request to reduce front-yard setback for Vi Alto East phases 7 and 8 denied

At a meeting in Los Fresnos that began at 6:00 p.m., officials denied a variance request that would have reduced front-yard setbacks from 25 feet to 20 feet for the Vi Alto East subdivision, phases 7 and 8.

The request, which listed specific lots within blocks one, four and five, drew a short discussion from a participant identified as Mark, who said staff recommended denial. Mark said the proposed change would place houses too close to the road and could create vehicle and off-street parking problems; he suggested enlarging lots at cul-de-sacs instead.

The body first approved routine minutes from April 20, 2026, by motion and voice vote. It then took up the variance request and, after the discussion, a motion to deny the front-yard setback reduction was made and seconded. Members voted in favor and the motion carried, formally rejecting the variance request.

No members of the public signed up to speak during the public hearing and the chair closed the hearing before the vote.

The denial keeps the front-yard requirement at 25 feet for the listed lots in Vi Alto East phases 7 and 8; officials noted rear-setback variances had been granted on earlier phases but said this front-yard reduction was not recommended by staff. The meeting adjourned after the vote.
