The Morgan City Planning Commission voted unanimously June 16 to recommend that the city council rezone five parcels near 300 North Industrial Road from Manufacturing & Distribution to General Commercial.
Jake, a city planning staff member, told commissioners the group of five parcels totals about three acres and sits adjacent to Ridley’s grocery and a McDonald’s. Jake said the change would align the sites with the recently adopted general plan and the State Street commercial corridor. He also cautioned that the parcels lie in a sensitive‑lands area, so future development applications will need to address elevations, grading, stormwater and well protection.
Eric, who identified himself as the applicant’s representative, said the rezoning “just makes sense” for planned expansion of the existing Ridley’s market to the north and to bring the property into conformance with the city’s zoning map. “We’re going to do an expansion on that property to the north,” Eric said, adding he was available to answer commissioner questions.
Commissioners opened the public hearing and allowed time for in‑person comment; no members of the public spoke. After a short deliberation during which members said staff and commissioners had already vetted the request in a work session, a motion was made to recommend approval to the city council. The motion was seconded and, following the vote, the commission chair stated the recommendation carried unanimously.
The recommendation is advisory; the rezoning must be considered and acted on by the Morgan City Council. The staff record notes that any future building or use—such as an additional drive‑through—may require separate conditional‑use review by the planning commission and that sensitive‑lands standards will apply at the site‑plan stage.
Parcel numbers recited during the hearing included 4-8338, 90-6036, 85-9834 and 4-2323; the commission identified the general location as approximately 300 North Industrial Road.
