The Orange Town Plan and Zoning Commission on June 16 approved an application to convert a single-family dwelling into a residence that includes an in‑law/elderly apartment at 512 Kuga Trail, submitted by Jason and Daniela Roseman, subject to the owner completing any lot‑merger filings required by town council to establish a single legal parcel.
Applicant Jason Roseman confirmed ownership and told the commission the revised survey showing the combined parcels had been recorded on June 5. “I don’t have it with me. They said this was all taken care of last week, I think,” Roseman said when asked whether the recorded map and deed were on file.
Commissioners discussed that while a recorded survey was on file, town council or the assessor might require additional deed or filing steps to make the merger permanent and to ensure a single tax bill and clear title. The commission said it would approve the application provided the owner was prepared to complete any additional steps the town council might require. A motion to approve the conversion (with that understanding) was moved, seconded, and approved by voice vote.
The commission and staff said they will provide specific guidance to the applicant about any further steps needed to make the merger traceable on the land records. The hearing was closed with no public comment.
