The Wappinger Planning Board voted unanimously to adopt a negative declaration under the State Environmental Quality Review Act for the proposed Over Creek Subdivision and opened the public hearing before receiving comments.
Danielle Stark of Lebella Associates, representing applicant Alexander Reese Ober Creek LP, described a plan to subdivide tax lot 855674 into two parcels divided by Wheeler Hill Road and said the majority of the property remains under a conservation easement while a farmstead area could be developed with a single-family home under the easement's provisions. "My name is Danielle Stark. I'm here from Lebella Associates on behalf of the applicant…to subdivide the lot into two parcels," Stark said.
Staff told the board that outstanding comments in the latest review memo were minor and could be handled as conditions of approval; the board heard that the lot losing area in the realignment has board-of-health approval for well and septic. No members of the public offered comment during the hearing. The board then voted to authorize the planner to draft a resolution of approval incorporating the board's conditions.
The next step is for staff to circulate the draft resolution and for the board to take a final vote at a future meeting.
