The Covington Planning Commission recommended approval of an administrative subdivision that would divide 506 West 29th Avenue (Lot 4, Square 2903) into lots 4A and 4B, each measuring 60 feet wide by about 69.82 feet deep.
Planning staff explained the Board of Adjustments granted a variance reducing the lot depth by 20 feet, and noted that each resulting lot would measure approximately 4,100 square feet — about 150% of the zoning district's 2,700-square-foot minimum. The variance was the reason the item required commission consideration rather than administrative processing.
Shiloh Moes, secretary of the West 30s Redemption Company, spoke for the applicant. "This is a common thing that we have done considering the historic development patterns in the area," Moes said, adding that adjacent properties show similar front-to-back house patterns and alley access.
Commission discussion focused on zoning compliance and the BOA variance. No members of the public spoke in opposition. A motion to approve the administrative subdivision was made and seconded; the roll call vote recorded Mr. Boone, Mr. Davidson, Mr. Duvik and Miss McCay voting yes and Mr. Hudson abstaining. The commission's action is a recommendation; final subdivision approval and any required record changes are subject to administrative follow-up and city council processes as applicable.
