The Planning Commission unanimously approved a tentative parcel map and related variances allowing an irregular 0.32‑acre parcel at 729 West Ash Drive to be subdivided into two lots and developed with two two‑story single‑family homes.
Staff described the site as constrained by topography and access and said the proposed subdivision would create two lots of approximately 6,996 and 6,997 square feet where the zoning code minimum lot area is 7,200 square feet. The requested variances also reduce the required lot depth (code 100 feet; proposed roughly 70–80 feet) and reduce the rear setback from 20 feet to approximately 5 feet. Staff said the homes would be about 1,800 square feet, two stories, and roughly 23 feet in height—below the zone’s height limit. Required street improvements to connect the parcels to North G Street were included in the proposal and reviewed by traffic, public works and fire staff.
With no public speakers, the commission moved and seconded staff’s recommendation and voted unanimously to adopt Resolution No. 2026‑015 approving the subdivision and variances as categorically exempt in‑fill development under CEQA.
