Board approves community‑center plan and parking for 3095 Jese

The Cheektowaga Planning Board on the evening’s agenda approved a site plan for 3095 Jese that includes additional parking for a proposed community‑center use.

Board members and the applicant discussed parking capacity and operations. The applicant said the site is configured for about 12 parking spaces and expects weekend activity to be by appointment; at peak the applicant estimated “you won't probably have more than 13 cars there at a time.” The applicant said there is an agreement with the adjacent martial‑arts tenant to allow overflow parking and presented a letter reflecting that arrangement.

During public comments a nearby resident criticized the building’s frontage as “real ratty” and urged the applicant to “clean up the front.” Board members asked whether landscaping, shrubs or trees were shown on the site plan; the applicant said the exterior details had not yet been changed and that the team would “try to be as green as we can” and return to the board about planting and aesthetic improvements.

Board members also raised snow‑storage concerns and whether winter snow staging would reduce available parking. The applicant said snow would be pushed to the far side of the site and that it “shouldn't take up any parking spots.” The board said it would follow up if needed.

A motion to approve the application was made and seconded and the board carried the motion. The applicant and neighbors were advised to keep the board updated on aesthetic and landscaping plans.

The board moved on to the next agenda item after the approval.
