At its May 2 meeting the Scofield Planning and Zoning Commission voted unanimously to forward recommended amendments to Chapter V of the town’s Land Use Ordinance to the Town Council.
Commissioners reviewed a draft change to Table 4 (Lot Features and Dimensions) tied to the creation of an R2 residential zone. Proposed edits discussed included changing the ratio of building area to lot area from 1:3 to 33 percent, adding a corner-lot entry for properties in the commercial (C) zone, and inserting specific setback regulations for certain lot types. Commissioner Lorraine Behling moved to recommend the Table 4 changes to the Council and Commissioner Shane Moreno seconded; the motion carried with no dissent.
The Commission also reviewed Table 2 (Uses of Land). Members worked through 144 line items, added uses that should require a Conditional Use Permit, and recommended changing the ordinance language from 'Special Exemption Permit' to 'Conditional Use Permit' to align terminology with common municipal practice. The motion to recommend the revised Table 2 was made by Ms. Behling, seconded by Mr. Lynch, and passed unanimously; the recommendation was made contingent on the Commission having a follow-up conversation with the County about adding certain conditional-use items and checking right-of-way implications.
The Commission’s recommendations will be transmitted to the Town Council for consideration and any further public hearings or hearings required by local ordinance.
