The Jasper County Planning Commission voted June 11 to approve the final plat for Phase 2 of Bailey Park, a townhome subdivision along Old Bailey Road that will add 76 units to a 163-unit development.
Staff reported that Thomas & Hutton reviewed the phase-two infrastructure, as-builts, and maintenance guarantee and found them in compliance with major-subdivision regulations. The applicant provided a two-year maintenance guarantee for roads and stormwater infrastructure, covenants and a road-maintenance agreement recorded with the county register of deeds for phase one.
A developer representative told commissioners that site infrastructure was complete, that as-built records and required documentation were on file and that the project is ready for permitting and building. Staff recommended approval and asked the chair to sign the final plat for recording; commissioners agreed and approved the motion.
The record shows the applicant will convey units to buyers and form a homeowners association once building commences, and staff said that previously posted bonds remain in place until final release. The new roads in Phase 2 (Bon Boulevard, Fox Road and Nut Hatch Lane) will be privately maintained under the recorded maintenance agreement.
Next steps: the chair will sign the recorded final plat and the developer may proceed with permitting and construction consistent with approved infrastructure and recorded covenants.
