The Board of Zoning Appeals granted a rear-yard setback variance on June 11 for a proposed residence at 1103 Stones Run (case 26-33). The applicant said the lot is one of the smallest on the block and that the requested 2.7-foot encroachment affects only the master-bedroom portion of the plan (approximately 58 square feet).
The applicant described designing a single-level living plan with bedrooms on the first floor, saying the lot curvature and smaller depth limited options: “I bought this lot approximately 4 years ago … I am requesting to encroach 58 square feet so that I could fit the floor plan on that lot,” the presenter said. The applicant also reported that the Colonial Village Sub-Association and Ocean Pines review committee had reviewed the plans and provided letters indicating awareness or approval.
Board members asked about stormwater management and tree preservation; the applicant said a stormwater management plan is pending and that existing trees would be preserved where feasible. A motion to approve as applied for was made and seconded and the board carried the motion.
Next steps: Applicant to submit final stormwater and construction permits; staff will note conditions in the permit record.
