The Yarmouth Zoning Board of Appeals voted on June 11 to modify Special Permit 5079 (May 8, 2024) so the permit reflects Alicia Ludwig as the continuing operator of Holiday LLC, which runs boarding for up to 40 dogs at 35 and 41 Industrial Park Road.
Alicia Ludwig told the board she is now the sole owner of the business and has operated the facility for 12 years. The board reviewed whether a new permit was required or whether a modification was appropriate and concluded, given Ludwig’s prior association with the LLC, that modification was the correct route.
A letter read into the record from David Gross reported that a prospective buyer of a neighboring property had engaged an engineer who may find a fence at or near the applicant’s parcel encroaches on adjacent land. Gross asked the board to allow time for the engineering review. Chairman Sean Iiggo and other members said the board would not grant relief that allowed structures on another’s property and noted the petitioner represented she would remove any fence that was shown to encroach; they also suggested building‑department follow-up if needed.
Anthony moved to modify the special permit to substitute Alicia Ludwig in place of Matthew White; John seconded. The board voted 5–0 in favor. Chairman Iiggo reminded the petitioner of the 20‑day appeal period and the requirement to record the modified permit at the Registry of Deeds.
The board’s modification keeps the prior conditions of Special Permit 5079 in effect; the petitioner confirmed she understands and will continue to follow those conditions.
