Shawnee County commissioners approved the preliminary and final plat for the Crow Hollow subdivision at their June 11 meeting, allowing the division of a nearly 44-acre parcel in Dover Township into three lots.
Joanie Thodani, director of land use and development, said the proposal divides an existing parcel so Lot 1 (just over 15 acres) contains an existing home, Lot 2 (about 25 acres) will remain agricultural, and Lot 3 (3 acres) is landlocked and must be shown as non-buildable on the final plat. "We do ask that there be a note on the plat that lot 3 is not a buildable lot because it has no frontage whatsoever," Thodani said, and staff recommended utility easements be shown and AT&T coordinate on overhead cables.
The planning commission held a public hearing on May 11 and recommended approval 7–0. Commissioners asked clarifying questions about the purpose of Lot 3, and no amendments were proposed. A motion to approve the plat was moved and seconded and passed 3–0.
The approval allows the owner flexibility to sell the house with or without the three-acre parcel while preserving the larger agricultural tract; Lot 3 will remain non-buildable because it has no frontage and will not be independently sold or developed unless access is provided and applicable rules are met.
