The Texa County Planning Commission approved the final plat for the Highlands subdivision on North Rundo Road, clearing the way for 40 single-family lots on about 20 acres in Ward One.
Planning staff told the commission the parcel is zoned R1 for single-family homes, has water and sewer connections signed off by the utility and city, and that the developer revised the plan by adding a second entrance and eliminating one lot, reducing the total from 41 to 40. Staff said streets within the development will be city-owned and that the minimum house size is 2,000 square feet.
Commissioners asked technical questions about ownership of the streets, mailbox arrangements and whether the developer will build homes or sell lots; staff said the developer intends to both build and sell, and that cluster mailboxes are required for developments with more than eight lots. The applicant declined further comment after the presentation.
A motion to approve the final plat was adopted by roll-call vote: Steven Cross, Anita Picket, Jason Dupri, Dr. Hickerson, Corey Mobs and Chairman Neil voted yes; one commissioner was absent.
The approval authorizes the developer to proceed with the final plan as presented; staff and the developer will complete inspections and obtain any required permits and certificates of occupancy before construction proceeds.
