The Texa County Planning Commission voted to rezone a roughly 39.7-acre parcel owned by Michael and Marsha Yoder from R1 (rural residential) to A1 (limited mixed use) to permit a second residence on the lot.
Planning staff told the commission the property currently has a manufactured home and lies within an overlay district; because it is not served by city sewer the property will require a septic system for an additional residence. Staff said the parcel meets the two-and-a-half-acre-per-house requirement under the A1 zoning category.
Commissioners asked about surrounding uses and infrastructure; staff noted nearby development in Hastings Crossing includes manufactured homes and temporary secondary residences such as RVs, and said there was no objection to a second mobile home on the parcel. A motion to approve the rezoning passed by roll-call vote: Steven Cross, Anita Picket, Jason Dupri, Dr. Hickerson, Corey Mobs and Chairman Neil recorded yes votes; one commissioner was absent.
The rezoning permits the property owners to pursue placement of the second manufactured home in compliance with zoning and building standards, including septic permitting and inspections.
