The Plan Commission approved site development and building plans for the Zilber 7 industrial building in the Germantown Gateway Corporate Park on June 8.
Staff said the approximately 252,512‑square‑foot building is the final planned building in the corporate park (a Tax Increment District development) and described typical materials and architectural features: precast concrete panels with reveals, a white/gray/charcoal color palette, aluminum storefront windows and loading docks. Staff noted significant berming and landscaping along Rockfield Road to visually buffer the development and recommended approval subject to seven technical conditions and minor utility corrections.
Commissioners approved the plans by voice vote. Staff and the applicant said rooftop mechanicals and tenant‑specific equipment will be determined later at the time of tenant build‑out and zoning permit review.
