The City Commission unanimously approved second reading of ordinance 5169-26 to rezone approximately 5.38 acres at 2001 South Dixie Highway from General Commercial to a Commercial Planned Development to create the Green School CPD.
John Schmidt, agent for the applicant, said there were no changes since the prior presentation and was available to answer questions. Planning and zoning administrator Stephanie Gregory confirmed this was the second reading and that staff recommended approval.
During public comment, Michael Butler voiced opposition to counting 13 on-street spaces along Flamingo and Claremore Drive toward the school's parking requirement, asking, "Why can't he have that self-contained on his property? Why are you taking public parking and giving it to Mr. Green?" Schmidt and staff responded that the project requires 94 spaces and that the site provides 115 spaces; they said the code allows counting adjacent parallel spaces and that the counted spaces are not marked for exclusive school use and remain open to the public.
Commissioners moved to approve ordinance 5169-26 on second reading and to adopt resolution 103-26 establishing the development regulations and conditions for the Green School CPD. The motions were based on the application, the staff report, testimony, and the planning board recommendation that the request complies with the comprehensive plan and applicable zoning standards. Both measures passed unanimously.
