Applicant Greg Evans told the board no material changes were made to the proposal and that his wife’s recent treatment for stage‑three lung cancer prevented timely commencement. He asked the board for relief from the elapsed timeframe.
Neighbors across Pamela Parkway raised concerns about traffic, intersection visibility and potential on‑street parking. The applicant said the studio is planned for a low‑noise activity (yoga), detailed on‑site compacted shell parking and bicycle parking, and that the building will be constructed to standard hurricane and noise‑resistant specifications.
After hearing the explanations and public comment, the board reapproved the special exception with a three‑year completion requirement (the administrative code requires that either a commencement or a completion condition be imposed; the board chose the completion option). The measure passed on a 4–1 vote.
