The Marshall County Board of Zoning Appeals voted unanimously June 9 to approve a special-use permit allowing an engine remanufacturing and general auto‑repair operation to run inside an existing accessory building on a rural A1‑zoned property on Redwood Road.
Staff told the board the structure is well screened, the nearest residence is more than 1,000 feet away, and the application meets the county’s development standards and the ordinance’s allowance for home‑based businesses. Based on those findings, staff recommended approval.
Applicant Pearson described the business as similar to a small engine/machine shop formerly found at local parts stores, focusing on classic and antique vehicles. Pearson said he expects about a 40–45 hour workweek, plans to keep vehicles inside except occasionally, will limit cars on site, and intends to extend a driveway to the shop. On waste handling, he said oil and other fluids are collected in 55‑gallon drums and taken to Marshall County Recycling or collected by a licensed service; parts will be cleaned with a self‑contained wash cabinet that does not discharge to a drain.
Board members asked about hours, signage, outdoor storage and traffic. Pearson said no outdoor storage is planned, signage would be limited to a small sign at the side driveway, and traffic increases would be minimal because of the size of the building and planned turnover of vehicles.
No members of the public spoke for or against the request during the hearing. After closing the public comment period, the board made a motion to approve the special exception, finding that the use would not be injurious to public health, safety or welfare, would meet development standards, and would be consistent with the character of the zoning district. The motion passed by unanimous board vote.
The decision allows the applicant to operate the repair and machine shop inside the existing accessory building under the conditions discussed at the hearing. The board did not place additional restrictions beyond the findings recorded at the meeting.
