A committee of the Benton City Council moved to advance a conditional-use permit to allow an accessory storage building at 221 Clark Street for a home business known as Sarge Pickles.
Staff explained the applicant had originally sought commercial rezoning but staff recommended a conditional use to avoid introducing commercial zoning into the Ralph Bunch neighborhood. The proposal would permit the owner to store materials for her pickle business in a storage building on a currently vacant lot, with conditions prohibiting customer foot traffic and prohibiting commercial storage trailers or trucks. "It's called Sarge Pickles," a committee member said while discussing the use.
Council members also reviewed three rezoning-related items. Staff described a small triangular parcel at 1218 River Street that would be rezoned from R2 to HI to align with surrounding industrial uses. For the Dob's Creek annexation, planning staff said the planning commission and the applicant's representative recommended R1 zoning rather than the R2 originally assigned at annexation; the change raises the minimum lot size from about 7,000 square feet to about 11,000 square feet, which staff said would drop the projected home count from roughly 240–250 to about 160–170.
An additional item to confirm R2 zoning for property at Scott Sum and White Oak Drive was presented as informational after the planning commission affirmed the earlier annexation zoning.
All three items were discussed by staff and committee members and will be returned to the full council or handled per the usual ordinance process.
