Mike Snagielski of Catalyst, the assessor present at the meeting, told the Village of Jackson Board of Review that 2026 is a maintenance year and that the last revaluation was in 2024. He reported the 2025 level of assessment at 93.31, with residential properties averaging about 94 and commercial about 90.
"We did have 239 notices from changes that were sent out," Snagielski said, noting the assessor provided a digital copy of the assessment and the assessor's signed affidavit to the clerk. He added that the office originally received roughly 290 inquiries related to permits and that only a small number of open-book changes remained to be reconciled.
Staff gave a net new construction total of $32,376,400 for 2026 and broke that down in the meeting to approximately $28,737,400 for residential additions and $3,639,000 for commercial construction. The figures were presented orally with interruptions; the assessor said the overall change in total taxable value increased in the range reported at the meeting.
The board confirmed there were no omitted properties, no double assessments, and no calculation errors needing correction. The board also confirmed the assessor had reconciled open-book changes into the 2026 roll.
The meeting recessed until about 4:00 p.m. so members could review the tax roll; no formal objections to the roll were filed or heard at this session. The assessor and staff will provide digital files and paperwork to the clerk for recordkeeping and follow-up if additional corrections arise.
