The Grantsville City Planning Commission on June 2 heard a staff presentation on the proposed Arbor (Arborn) Acres preliminary plat, a subdivision project at approximately 500 South and Hill Street.
Shelby, a city staff member, told the commission the application had completed the ERC review and “meets the code,” and that the developer is dedicating right-of-way and will extend sidewalk and road improvements into South Street. Shelby said Cranberry Street is already built with “sidewalk, curb, gutter, and pavement on the north side and then just gutter on the south side.”
That position — that the application conforms to zoning and technical requirements — was the core of the staff recommendation. The commission opened the public hearing for the item but received no in-person or online comments and closed the hearing.
Commissioners discussed circulation and access: they confirmed the subdivision will not have access from Bell Street and noted that lots will front on Sandbury and South Street. Commissioners asked whether the development will be maintained by a homeowners association; Shelby said an HOA entity would be required. Commissioner Gary said he had no major concerns and praised staff work on the application.
Because no public comments were made and staff reported no outstanding code issues, the commission moved the item back into its administrative process for finalization; the transcript records discussion and a closing of the public hearing but does not record a roll-call motion to adopt a final plat approval in this excerpt.
The commission will continue processing the Arbor Acres preliminary plat under the city’s normal review steps; any final approval or conditions will be reflected in subsequent staff reports to the commission or the city council.
