The committee discussed a potential second exit (curb cut) for lot H and whether the change would trigger outside approvals.
Designers said that because the work does not fall within a buffer zone, "it would just be for stormwater," which Bill Renault could sign off on if the stormwater requirements are met. The chair asked staff to circle back with Renault to determine how much of a sticking point the second exit would be and whether ConCom, ZBA or other reviewers are required.
Members also raised operational and safety questions tied to elevation changes and the existing swale that drains toward wetlands at the end of the baseball field. The design team proposed using a culvert to maintain flow and avoid "damming up that area." Committee members suggested making any secondary gate operable only with police presence and discussed sight-line and speed concerns for drivers on Palm Street.
What happens next: staff will contact Bill Renault and report back on whether a full ConCom filing is required; if so, the team will amend the site plan and prepare materials for ConCom review.
