The Environmental Conservation Board on June 4 conditionally granted a letter of maintenance/permission for a 250‑square‑foot addition to a lakeside living room at 33 Lakeside Road, subject to a set of mitigation and submittal requirements.
Applicants Dale Reel and Cathy Izzo (represented in part by architect Mary Rossett) were told they must submit updated drawings that show the 100‑foot wetland buffer line, a silt fence extending property line to property line, and rain‑garden layout and calculations sized to the square footage of the new roof. The board emphasized the mitigation requirement applies only to the additional 250 square feet, not the entire existing house footprint.
The chair instructed the applicants to provide a sequence of operations and warned that if heavy machinery is used, the contractor must keep a spill kit on site, store machinery overnight on 6‑mil poly, and not fuel on site. The town wetland inspector will perform pre‑ and post‑inspections once silt fencing is installed.
A motion to grant a conditional letter of permission was moved, seconded and approved; the chair asked applicants to submit the required materials to town staff by the following Monday so staff can issue the letter of permission or maintenance.
