On June 4, 2026, the Pearland Planning Commission voted 5–0 to approve a special exception (VAZ2026-0213) allowing construction of an inground plunge pool, attached patio cover, deck, a 6‑foot wooden privacy fence and a brick wall within the footprint of an existing patio at 2704 Country Road Drive.
Staff said the property currently has 75.64% impervious lot coverage, exceeding the R4 district maximum of 50%. The proposal removes a 776‑square‑foot patio and replaces it with the pool and attached improvements, reducing coverage to about 73.99% while not expanding the nonconformity. Staff concluded the request meets criterion 4 of UDC section 2.7.3.7 for allowing construction on nonconforming lots and recommended approval.
There were no public comments. A motion to approve the special exception carried unanimously, 5–0.
The approval allows the owners to move forward with the proposed pool and patio reconfiguration under the conditions and permits required by the Planning and Building Departments.
