The Baldwin County Planning & Zoning Commission on June 4 approved CSP26‑13, a commission site plan for an American Factory Direct furniture store on State Highway 181 in Daphne. Staff told the commission the 3,463‑square‑foot store on roughly 3.65 acres in Planning District 15 complies with the B2 neighborhood business zoning and the county’s future land‑use designation.
Staff noted the site plan includes grading, drainage, erosion control, utility and landscape plans and recommended approval with standard conditions. No public opposition was received in writing or at the public hearing.
Mike (president of Gulf States Real Estate and Development) spoke in support of the proposal and introduced principals Bob and Billy Ko, who described the store’s regional operations and retail offerings. Bob Ko said the company operates stores in Louisiana and Mississippi and plans similar, higher‑quality furniture lines for the Daphne location.
After public comment the commission closed the hearing and voted to approve CSP26‑13 subject to staff conditions. Staff said the approval allows the applicant to move forward with required permitting and building approvals under the county’s usual timelines and conditions.
