The Matanuska-Susitna Borough Platting Board approved a preliminary plat to create three lots from lots one and two of Patmar Acres No. 1 in the Irons in the Fire Crest subdivision in Palmer.
Planning staff member Chris Kurlin told the board that water for the proposed lots will be supplied by the City of Palmer and that a soils report by professional engineer Kurt Holler found each lot has required buildable area and contiguous usable septic area. Staff reported the proposal is “consistent with state statute and borough code,” noted that outside agencies raised no objections, and recommended approval with five findings of fact and seven conditions of approval.
Gary Laruso, representing the petitioner, said the original six-lot plan was reduced to three lots and that running city sewer proved too costly, so the proposal relies on a water system instead. Board members asked only a brief procedural question about whether city construction requirements are typically shown on the plat; staff said such construction notes are not usually placed on the recorded plat.
A member moved to approve the preliminary plat contingent on the listed conditions; the motion was seconded and, with no objections from members present, the board passed the motion.
The board’s approval was recorded as a preliminary-plat action contingent on the staff conditions; the record indicates there were no formal written objections from outside agencies at the time of the staff report. The matter will proceed under the stated conditions of approval.
