The Collierville Planning Commission voted to approve Ordinance 2026-04, rezoning four parcels at 171, 177, 181 and 187 West South Street from R-3 (high-density residential) to TN (Traditional Neighborhood).
Staff told commissioners the 1.8-acre group of properties sits inside the town’s historic overlay and that converting the zoning to TN would allow smaller setbacks while leaving the properties in single-family residential use. Staff noted the proposed density of roughly 4.9 dwelling units per acre aligns with the town’s land-use plan and that any demolition or new construction would still require review by the Historic District Commission and applicable certificate-of-appropriateness procedures.
Scott Rosansky of Spirit Architecture, speaking for the applicant, said the lots are full parcels though some structures are nonconforming. He confirmed the house at 177 West South Street is planned to be demolished and replaced, and said that final house plans will be submitted for HDC review.
During questions, a commissioner asked whether a map line made one lot appear halved; staff replied that the map’s lot lines are informal for presentation purposes and that a survey would provide the definitive boundaries.
A motion to approve Ordinance 2026-04 was made, seconded and carried on a roll call vote of the commissioners present. The approval changes the zoning designation but leaves the use as single-family residential; HDC review will still apply to exterior changes and demolitions.
Next steps: the rezoning will be recorded and the applicant may proceed with HDC review and subsequent permit filings as required by town rules.
