The Zoning Board approved a rear-yard setback variance on June 3 to allow a small addition at 31 Marquette Road where the lot's unusual geometry prevents full compliance with the 25-foot rear-yard requirement. Architect Sedar Kyman described a design that squares off part of the rear wall, expands interior living space and adds attic dormers. Kyman told the board the addition encroaches by roughly 4 feet 8 inches because of the notched rear lot line.
Board members noted the parcel's irregular shape and that the addition will not adversely affect adjacent properties; the rear of the lot abuts a river and public lands, and there are no houses immediately impacted by the proposed encroachment. The board motion to approve included standard conditions that the applicant must satisfy inspection and escrow fees and comply with representations made during testimony.
The approval was recorded on the minutes and the applicant may proceed with required permits subject to the municipal technical reviews.
