The applicant said signage concepts were updated and will be circulated to the board. A question from the board focused on sign symbol sizing: drawings showed combined circular symbols at 26 inches, which exceeds the board’s 24‑inch maximum without aesthetic review; the board advised either shrinking the symbols to 24 inches or seeking aesthetic relief through the board.
Board members praised the applicant for saving street trees and for reducing rear lighting to address neighbor privacy. Several members asked the applicant to provide photometrics for existing building and pole fixtures because the shop is expanding pavement and seating; the board wants documentation showing there will be no light trespass on adjacent properties.
Neighbors’ and board members’ safety concerns about nearby traffic were discussed. The applicant noted two recent t‑bone collisions near the convenience of Franklin Road and said those accidents predated the coffee shop’s opening; he and board members agreed to review sightlines and potential access improvements with town engineers.
The board agreed the application is a Type II action and adopted the prepared resolution (Resolution 2024‑02B) to refer the file to the Duchess County Department of Planning and Development. The board unanimously set a public hearing for June 17, 2026.
Next steps: the applicant will submit an as‑built package including updated signage drawings, a lighting/photometrics plan, and any required sign modifications prior to the June 17 hearing.
