North Main quick‑lube site plan approved, contingent on DOT documentation

The Planning Commission approved a site plan for a 1,462‑square‑foot quick‑lubrication facility at 1817 North Main Street, subject to inclusion of final documentation from the Tennessee Department of Transportation (TDOT) and recording of a cross‑access agreement.

Staff said the project met bulk, architectural and landscaping requirements, and that a reduction in parking was reviewed by the Board of Zoning Appeals using Institute of Traffic Engineers guidance. The primary outstanding item was TDOT’s final paperwork confirming the planned right‑in/right‑out access; staff recommended the DOT letter be added as a condition of approval and the commission accepted that condition.

The commission voted to approve the site plan with the added condition; staff will withhold final action until the DOT documentation and cross‑access agreement are recorded.
