Berkeley County planning commissioners voted to table the final plat for Stony Ridge Section 6 after staff identified a discrepancy in the bond amount supporting final plat approval.
Staff described Stony Ridge Section 6 (17 single-family lots on about 5.3 acres, file 253-073) and noted the staff report recommended approval contingent on a bond amount. During the hearing staff said the bond figure in the materials appears different from the amount recorded by the developer/surveyor. Without the county engineer (Doug Smith) present to confirm the correct bond figure, staff and the developer asked the commission to table the item to the June 15 meeting so the correct bond amount can be verified and, if necessary, the bond posted and the final plat recorded.
The developer’s representative indicated willingness to proceed with the public hearing and then have the matter tabled to June 15 for final action. Planning Commissioner Michael Bush moved to table the final plat and Commissioner Brandon Franklin seconded; the motion carried.
Planning staff said a bond reduction would still require a 30-day wait to record if the commission had approved a higher bond tonight, whereas tabling for two weeks allows staff to resolve the discrepancy sooner.
Next steps: staff will verify the correct bond amount with the county engineer and the developer prior to the June 15 meeting; the commission deferred action until that clarification is provided.
