Commissioners told residents they intend to update Lynn Haven's comprehensive plan and Unified Land Development Code (ULDC) to better steer future growth.
Commissioners praised the city's newly hired planning director, Gina, saying she brought deep experience and would lead the effort to identify "the big rocks" in the ULDC and recommend amendments. Staff said an initial technical review will be followed by planning-board consideration and commission workshops; one official estimated the process could take about a year to 18 months from the initial review.
Several commissioners and residents argued for tools such as character overlays and incentives to draw a broader mix of businesses — for example, family sit-down restaurants and specialty retail — rather than more fast-food outlets concentrated along key corridors. Commissioners said incentives and carefully targeted overlays can guide desirable businesses to under-served corridors while preserving rural character in parts of the city that prefer limited change.
The commission noted at least one development order for a steakhouse had been approved before the prospective operator declined to build; a new Lighthouse Pizza sit-down restaurant was cited as imminent and an example of the kind of development commissioners want to encourage. Staff said many details will require planning-board review and public workshops once initial code recommendations are ready.
No ordinance changes or development approvals were adopted during the town hall; commissioners described the effort as early-stage planning and invited citizens to participate in upcoming workshops and table talks.
