Representatives for the Storm King Golf Course presented an amended site plan that removed several lodging units and basement clubhouse units but now requires two area variances to proceed. "Revisions include removal of the six independently cited lodging units and removal of lodging units proposed in the basement floor of the clubhouse," said Ruben Buck, describing the revised project.
The revised plan shows relocation of parallel parking into the front-yard setback (22 spaces where one is permitted in the front yard) and requests a variance to install a 40-foot flagpole where the district maximum is 25 feet. Consultants' technical review comments from MEG and Lincoln Tuli were noted by the applicant; staff and the applicant discussed SEQR/lead-agency timing and options to avoid a 30-day recirculation that could delay zoning review.
Planning staff and the applicant agreed to refer the amended site plan and variance requests to the zoning/permitting authority (ZPA/ZBA). The applicant indicated no objection to treating the variance as a Type 2 action or handling the variance review in an uncoordinated manner to avoid a 30-day delay in recirculation; staff noted the zoning board could not act until planning review is complete if the review were coordinated. The board voted to refer the matter to ZPA for variance consideration and further review of technical comments.
