Belgrade’s City Council voted June 1 to approve the preliminary plat for the Yukon Commercial Minor Subdivision, a 21.36-acre property proposed to be divided into three commercial/industrial lots and one stormwater lot.
Emily Martinez, Planner I in the community and economic development department, presented the application on behalf of Frank Road LLC and said the proposal qualifies as a first minor subdivision so a public hearing and environmental assessment are not required. Martinez said the site is zoned Flex Employment and that the proposed uses are consistent with applicable regulations; she noted utilities and easements will be reviewed by public works and the state Department of Environmental Quality and that a weed-management plan and a memorandum of understanding with the county weed control district will be required before final plat approval.
Applicant representative Tom Berkeley of Outlaw Real Estate Partners thanked staff for a thorough review and said he had no substantive comments. After three calls for public comment produced no speakers, Councilmember (mover) made the motion to approve the preliminary plat subject to staff-recommended conditions; the motion carried unanimously.
Staff advised that sidewalks along East Frank Road and Yukon Lane already exist, no new public rights-of-way are proposed, and parkland dedication does not apply to this first minor subdivision. Final plat approval will require compliance with the listed conditions and state and city infrastructure reviews.
